Formula
Down-payment dollars = home price × down-payment percentage ÷ 100. Remaining purchase price = home price − down-payment dollars.
Worked example
With an illustrative $300,000 purchase price and a 20% down payment, the contribution is $60,000.00 and the remaining purchase price is $240,000.00 before financed fees. These inputs demonstrate the arithmetic; they are not a suggested budget or required contribution.
Interpret the result
The remainder is an estimated base loan only if that entire balance is financed. A 0% input leaves the full purchase price, while 100% leaves no purchase-price balance. Neither endpoint establishes eligibility for a financing program. A different contribution changes this arithmetic but does not tell you whether the resulting monthly payment is affordable.
Assumptions and input rules
Home price must be positive and finite. The percentage must be between zero and one hundred, inclusive. Use the expected contract price rather than mixing a listing price and an appraisal assumption. The calculation uses the entered percentage without rounding intermediate values, then displays currency to cents. Reset restores the worked example and both results.
Limitations
Taxes, insurance, mortgage insurance, interest rates, fees, reserves, assistance programs, and lender rules are outside this estimate. Cash to close may exceed the down payment. Financed charges may increase a loan balance beyond the remainder displayed here. Assistance may have eligibility conditions or repayment obligations that this worksheet cannot assess. Ask your lender or housing counselor for a complete, property-specific cash and financing review. If you are selling a home to fund the purchase, verify sale proceeds separately rather than treating the sale price as available cash.
